How to set up a competitive spot price?

A good price-performance ratio, where the price is adapted to the offer of your spot and the surroundings, will attract more guests to your spot and ultimately bring you more bookings.

In this article, you will learn what you should consider when setting prices.

Price is one of the most important criteria for guests when deciding on or against a spot. Therefore, it is important that the price of your spot is well-considered. Factors to consider are the facilities or services offered, possible activities at the spot or in the surrounding area, the location of your spot (e.g. near important sights), and the accessibility of the spot.

With the following tips, we would like to help you determine a reasonable price per night, as well as prices for additional adults or prices per season, if applicable.

  • Check similar offers

    Use our filter function to search for spots similar to yours and adjust the price to match. Take into account, among other things

    • The country and location
    • The type of spot (tent or camper site, parking space or free-standing meadow, ...)
    • Facilities offered (such as electricity, water, WLAN, sanitary facilities, etc.)
    • The spot category: farm, winery, transit site, or campsite?

    You can also select different dates in the calendar to see how other hosts set their seasonal prices.

    Now you can think: should your spot be cheaper and thus more attractive for bookings than the competition, or do you want to offer your spot more expensive and thus more exclusive?

  • Consider your location and activities in the surrounding area

    Is your spot located in a particularly attractive tourist location? Or your area is not so well known, but has many great places or special potential for relaxation? You should not only make this clear in your description but also include it in your pricing.

    Is your spot located on a breathtaking river, by the sea, or near the mountains? Nature lovers and sports enthusiasts will certainly be willing to pay more. You can set the spot price 3-5€ higher than comparable spots in less attractive locations. Of course, not only your description but also the photos should reflect this price difference.   • Factor in the service fee

    You should also consider that the price you set per night is not the final price your guests will pay. The service fee and the base fee are added to the price you set. Also, the additional price for each adult, if you have set one.

    Consider whether the final price per night still corresponds to the offer of your spot or whether it could be too high.

  • Use the following scheme as a guide

    To make it easier for you, you can use our pricing scheme. This is based on the equipment and location of your spot:

    • €10-15: For a spot next to your house or on the meadow without services like electricity, water, and sanitary facilities.
    • €15-25: For a spot with access to sanitary facilities and electricity and/or water. Depending on the location, you can set the price higher or lower. For example, if your spot is in a breathtaking location with a view of the mountains or the sea, your guests will certainly be willing to spend a little more.
    • €25-40: If your spot is really in an exceptional location and you also offer special "treats" such as a pool, sauna, access to the wellness area, or exclusive use of sanitary facilities and/or the entire property.

    Please note: The price suggestions refer to the total price of the spot incl. camper and min. 2 adults. If you wish to add extra people, please remember to lower the base price.

  • Start with a lower price and increase it if necessary.
    If you are just starting out in hosting, your spot will not have received positive reviews and may be less attractive for bookings. Also, note that a higher price will also raise the expectations of your guests. Therefore, try a lower price at the beginning and wait for the reactions of your guests. You can set your price a little lower for the first few weeks (about €5 below your target price) and then increase it after the first positive reviews. You can access your profile at any time and adjust the details of your spot, including the price.

    Use this option to set higher prices in the high season and lower prices in the low season to adjust the price-performance ratio. It also helps you stay competitive with other spots.
